00:00:00:00 - 00:00:11:02
Nate Carver
Hey, it's Nate Carver, your favorite mortgage guy. And today we are going to talk to Tracy Goins in Daphne, Alabama. She is an excellent real estate agent.

00:00:11:02 - 00:00:31:19
Nate Carver
Hey, I'm Nate Carver and welcome to Between Two Doors.

00:00:31:19 - 00:00:33:10
Nate Carver
Hey, Tracy, how are you doing?

00:00:33:12 - 00:00:36:02
Tracey Goens
Good morning. I'm doing great. How are you?

00:00:36:04 - 00:00:45:01
Nate Carver
I'm good. We had a big storm last night, and, not to date stamp this, but.

00:00:45:03 - 00:00:50:00
Nate Carver
It is.

00:00:50:02 - 00:01:01:12
Nate Carver
We think it's, When did you start real estate? And, was it originally in Daphne?

00:01:01:14 - 00:01:13:22
Tracey Goens
I started back in 2005. Yeah. And I was living in Daphne and all. So that's kind of where I got started, back many years ago.

00:01:13:24 - 00:01:20:18
Nate Carver
That's a little bit about Daphne. I don't want to spoil it. It's a it's a gem of a place. It's beautiful.

00:01:20:18 - 00:01:44:14
Tracey Goens
There it is. It really is. I actually went, Sunday. They had a big band, set up down there at the Bayfront Park. So you can bring your chairs, watch a sunset, listen to music. I mean, it was just so nice, you know, walk along the little things. So we really do live in Paradise here. You know, the more that I travel and, you know, then you just come back and look around where you're at.

00:01:44:14 - 00:01:47:02
Tracey Goens
It's just it's a little gem here.

00:01:47:04 - 00:01:53:02
Nate Carver
Nice. And you, you represent buyers and sellers in your market.

00:01:53:04 - 00:02:20:16
Tracey Goens
Yes. That's correct. I typically probably do about 60 to 70% listings and maybe, you know, 40% buyers, but I do work both. I think it's, important because a lot of times my sellers have to sale and then they're buying. So I need to be able to transition into that other side of the, you know, transaction to help them with the buying process, because, you know, a lot of moving parts when you're buying and selling a home.

00:02:20:18 - 00:02:27:10
Nate Carver
Right? What got you what what was your what brought you into the real estate world? I was interested.

00:02:27:12 - 00:02:52:17
Tracey Goens
It's not you know, I hear people say, oh, they love houses. That wasn't once. Got it for me. I mean, I like helping people. Just thought, you know, it be. And, you know, it's cool to go meet people and hear their stories. And when I go in their houses, it's not so much the house. I mean, I get to see some cool stuff, but, you know, you see things they have if they travel, they have, you know, things I've collected or furniture and stuff and just, you know, you kind of get to hear their story of where they're at.

00:02:52:17 - 00:03:08:06
Tracey Goens
So it's just, I've always been intrigued with what people do for a living. And I'll be out and I'll meet people. And, you know, it's not like a pick up line or something, and it's just I'm intrigued at what people do and where they've got. I've heard some really amazing stories, so I just I love people and I love helping people.

00:03:08:06 - 00:03:13:04
Tracey Goens
So that's just kind of my passion for what I do through real estate.

00:03:13:06 - 00:03:26:19
Nate Carver
Nice. Any of those relationships stand out. You know, have to tell me their names or anything, but, what any of their stories stand out to. You were getting their home. Might have actually changed their lives.

00:03:26:21 - 00:03:44:09
Tracey Goens
Yeah. I mean, like, a lot of times with first time homebuyers, you know, I know a lot of times people say, you know, it's not this difficult because they're kind of needy. But, you know, to me that trust in me, helping them navigate all the, you know, ins and outs, I just help one little couple when they're expecting a baby.

00:03:44:09 - 00:04:00:14
Tracey Goens
And it just it warms my heart, you know, when they send me a text or write me a review of like, I couldn't have done this without you. Or, you know, I've had clients getting a divorce, and, you know, your whole world is turned upside down. And being able to be that, you know, I'm not in sales. I mean, I'm a therapist, I'm a counselor.

00:04:00:14 - 00:04:20:14
Tracey Goens
I'm a, you know, finding handyman. You know, get them boxes, movers, you know, sometimes just call and calm them down when they think they're on the part of, like, you know, your life, like, for a couple months. But we will get through this and you'll be happy. So, you have to be, I think, very compassionate and empathetic for your clients.

00:04:20:14 - 00:04:43:22
Tracey Goens
And and because you figured their due in the most stressful thing in their life, other than probably death or divorce. So they're going to be stressed out. They're going to call you, they're going to ask a million questions. But I think we just need to be patient. And, you know, kind of trained in that, that that's what's going to be expected.

00:04:43:24 - 00:04:51:11
Nate Carver
Buying or selling at property and it goes will will be on that date you.

00:04:51:13 - 00:05:11:02
Tracey Goens
Yes it does. It does. Most of my clients become like friends. You know, I get invitations to. Hey, come over to the cookout. Here's the baby's birthday party. Wedding invitation. You know, just. Hey, you're in the neighborhood, come by and see the house, or, you know, let's go. Do you call for your, you know, just. I build a lifetime relationship with these people.

00:05:11:02 - 00:05:29:00
Tracey Goens
And, you know, that's where I think my business has grown as far as being their realtor for life. When their kids want to buy or, hey, we're going to buy a condo at the beach. They never call me that. I'm the trusted expert. So I love that.

00:05:29:02 - 00:05:36:18
Nate Carver
Money that's moving to Daphne. How far are they? What's the closest beach? How about how far away is that beach?

00:05:36:20 - 00:05:56:20
Tracey Goens
The closest beach. I mean, you know, there's the bay at Fairhope, which is, you know, a few miles, but then, you know, it's it's probably 45 minutes to an hour to the beach now with the traffic. Okay. So, you know, it's depending on where you want to go or whatever. But, there are, you know, there are a lot of beaches and bays and, you know, a lot of people may or may even to fish River.

00:05:56:20 - 00:06:04:21
Tracey Goens
They like fish River, get away from a little bit from the hustle and bustle down at the beach. But I still I still like the beach. The beach is my happy place.

00:06:04:23 - 00:06:18:09
Nate Carver
Yeah. And the rivers there, if you don't know, there I.

00:06:18:11 - 00:06:27:16
Nate Carver
Tell me the how how close is that Bucky's. So there's a Bucky's is fairly new within the last few years, but, it's amazing.

00:06:27:19 - 00:06:30:21
Tracey Goens
About it's about 15 to 20 minutes from.

00:06:31:00 - 00:06:31:18
Nate Carver
Yeah.

00:06:31:20 - 00:06:34:22
Tracey Goens
It's it's like a, it's like a tourist attraction. I mean, it.

00:06:34:22 - 00:06:35:15
Nate Carver
Is.

00:06:35:17 - 00:06:56:11
Tracey Goens
On the weekends, you know, I saw somebody on TikTok or something. They were, you know, they were making like fun of it. But it was like, you know, you know, you go in there to, you know, get gas and the next thing you know, you came out with two bags of everything from, you know, the beaver nuggets to beef jerky to, a souvenir and a Bucky's t shirt.

00:06:56:13 - 00:07:16:00
Nate Carver
I have to go to anything but a Bucky's a kind of kind of fun, do that trip planning. All right, so tell me, what are some of the things that you love about Daphne in your area that would bring, new homeowners, that make them want to. Oh, this is the place that I want to move to.

00:07:16:02 - 00:07:38:12
Tracey Goens
I do think it's, a lifestyle that we have down here from the restaurants and the, I'm an ambassador with the Chamber of Commerce, so, you know, a lot of these small business owners, you know, you're able to support them. We have Mardi Gras, which I'm a member of the Daphne organization. So, you know, we have Mardi Gras, and, you know, they have arts and craft festivals down here.

00:07:38:12 - 00:07:56:16
Tracey Goens
And, you know, like, I went to the, this year sunset, you know, music on the bluff. You know, the schools are good. Kids are in sports. They have a lot of sports and activities, dance and, you know, things for, you know, the girls and the boys and everything. So it's very, I think, family oriented down here.

00:07:56:16 - 00:08:16:13
Tracey Goens
I see a lot of that, that people want to move down here to have their kids involved in sports and activities. So, it's just a very I mean, I love where we live, I actually do, and people are really friendly.

00:08:16:15 - 00:08:19:18
Nate Carver
In Fairhope, that area, there's a lot.

00:08:19:18 - 00:08:21:12
Tracey Goens
Of a lot to do on that question.

00:08:21:14 - 00:08:36:06
Nate Carver
Oh yeah. Okay. Let's try this again. So there there are a lot of, locally owned restaurants and.

00:08:36:08 - 00:08:57:17
Nate Carver
Got McDonald's and what have you, but, the number of things that are locally owned is I love it, you know, it's it's got its own flavor for sure. So tell me, what are some things that you love doing outside of real estate? That, your hometown or homebuyers might connect with?

00:08:57:19 - 00:09:19:15
Tracey Goens
We have a lot of live music, local live music. So we have a lot of local musicians that will come down to the bluegill, down to bone and barrel. I mean, for Bama, I mean, a lot of these places, even Bucky's birdcage at the Grand Hotel, the Bucky's truck stop, so to speak. But, they have, like, a piano bar in there and you can go there and listen to music go out.

00:09:19:15 - 00:09:35:02
Tracey Goens
They have a little firepits out there, and you can watch the sunset, and you don't have to be a member of the Grand Hotel to actually go enjoy that or go have dinner there, which some people may not, know, but, you know, there's a lot of local. I love to go listen to music. I love to go the outdoors.

00:09:35:02 - 00:09:57:12
Tracey Goens
I love the beach. I, you know, at a football, I mean, I'm sorry. Baseball game last night watching my grandson play ball. So, you know, they have dog parks, so, you know, you can take your dogs to the dog parks and meet people. So there's just a lot of stuff going on in the area. And I love to be outside and just go and to meet people at, you know, listen to music or dinner or something.

00:09:57:14 - 00:10:04:00
Tracey Goens
Just that's just kind of what I love to do. That's my thing I do to rejuvenate, kind of just go out and just talk to people.

00:10:04:02 - 00:10:05:21
Nate Carver
What's your favorite place?

00:10:05:23 - 00:10:10:18
Tracey Goens
My favorite place to to to go listen to music or go eat food.

00:10:10:20 - 00:10:12:21
Nate Carver
Food. I'm a foodie, so I.

00:10:12:21 - 00:10:34:04
Tracey Goens
Guess I have I do like to like restaurants. I love to go to Southwood Kitchen and Daphne, I think is like, yeah, and then they're really busy. So you can go next door to South Door and they have a little bar and the little bistro table, so you can get in there without reservations. A lot easier. So a lot of times I'll just go in there and go sit at the bar by myself and eat or mean a girlfriend.

00:10:34:04 - 00:10:56:05
Tracey Goens
I go and then when I'm in Fairhope, I love Tamara's downtown. That's one of my favorites, is consistently good no matter what you get. There's a new place, but, I tried kingfishers is really good. The the food was very affordably priced. The service was great. I know they have a great outdoor seating area, so I think that's going to do really well, you know, in the spring and summer.

00:10:56:05 - 00:10:58:18
Tracey Goens
So that's a new place that I like.

00:10:58:20 - 00:11:02:06
Nate Carver
Nice. All right. Music. Where do you like to go for your music.

00:11:02:08 - 00:11:24:00
Tracey Goens
Music. I do like going, like I said, to the bluegill, but I do like go into for Bama. I mean, they have you know, the war. I mean, I just got tickets to, with me, on my girlfriend's. I got to see Thomas Rhett, I think. I'm sorry, June the 28th, but the wharf, you know, the wharf has a lot of concerts and, know, would get hot in the summer, but most of the seats are pretty good down there.

00:11:24:00 - 00:11:43:06
Tracey Goens
So, you know, and then, I know there's a place in Fairhope called The Bookseller, and they have local musicians and they are, you know, like 5 to 8 and stuff. So that's a small local place too. But, yeah, just getting out and listen to music at some of the like, local places is, is really cool.

00:11:43:08 - 00:11:48:21
Nate Carver
At the amphitheater. At the wharf outside outdoor. Oh my gosh is great. Great concert.

00:11:48:21 - 00:12:02:22
Tracey Goens
Yes it is, it is. Yeah. And you can walk around, you know, they've got shops and places to eat and drink and stuff. They are. So and I said most of the seats are pretty good in that, that theater and everything, you know, without having to get the VIP. So, you know, the view is pretty good.

00:12:02:22 - 00:12:05:18
Tracey Goens
So yeah, until we going to do that.

00:12:05:20 - 00:12:22:24
Nate Carver
Nice, I love it. Okay, so tell me a little bit about what you're doing. In in the world of charity, and, social awareness. And, I'd love to touch a little bit on the couple of projects that I know you're involved in.

00:12:23:05 - 00:12:41:10
Tracey Goens
Sure, sure. I'm on the board with the Baldwin County Child Advocacy Center, which they work with, abused children in Bowling County. And I think there was over 400 children last year that they helped in, you know, in this county. So when you stop and think about it, it's probably somebody, you know, that, you know, I know kids, neighbors or whatever.

00:12:41:10 - 00:12:59:23
Tracey Goens
So it's a real sad situation. But, you know, they're a nonprofit. So I've been on the board for I think 8 or 9 years, but we just did our big fundraiser under the Stars at Oak Hollow. So they have a silent auction live auction, band foods catered, some adult beverages. And all the money they raised goes back.

00:12:59:23 - 00:13:16:24
Tracey Goens
So we really are working on every year trying to get awareness to what we're doing. And, you know, different people may move here and not know about this and say, I'd love to, you know, be a sponsor, be a donor. You know, people can donate monthly or once a year if they need a tax write off because they are a 5 to 1 C3.

00:13:16:24 - 00:13:18:23
Tracey Goens
So it's a great cause.

00:13:19:00 - 00:13:24:01
Nate Carver
So are they. Do y'all do the the auction charity event annually?

00:13:24:06 - 00:13:41:07
Tracey Goens
Yes. Annually. Annually. Yeah. And Hollis Mack which was our sirup. Anthony was in it, but he actually was the auctioneer again this year. So that's pretty cool. But yeah, they do it mainly it was their 16th year of doing it. And they stopped at one in Orange Beach, which all do in November, which is called the Fall Ball.

00:13:41:07 - 00:13:58:01
Tracey Goens
And it's a little bit more elegant. You dress up, it's at the Orange Beach, Rec center. So I went to that one last year for the first time, and that was a different, you know, you kind of get a different clientele down there closer to the beach because Baldwin County is a large county. Yeah. So, you know, I love that they're kind of spreading it out.

00:13:58:01 - 00:14:22:15
Tracey Goens
But I think awareness, letting people know that we're here and what we're doing and, you know, I'm sure, you know, people can do a sponsorship through their business. They can donate. You know, people donated like a fishing charter, condo at the beach or, you know, all kinds of baskets, you know, stuff to auction off. And also, you know, it's a way for them to give back, you know, and be part of the community also.

00:14:22:17 - 00:14:30:16
Nate Carver
Wow. So you helped last year a little over 400 children. What kinds of things are y'all doing for those kids?

00:14:30:18 - 00:14:49:02
Tracey Goens
Well, they, have their facility set up in summer, Dale. But, you know, they actually, when children are abused, they actually go through that facility and, you know, they're interviewed and for interviews and stuff. But, you know, they go into the schools and they do the puppet shows. I mean, there's times I'll go into, and, buy snacks and stuff for the facility.

00:14:49:02 - 00:15:10:17
Tracey Goens
So when those kids come in, sometimes I was over there, a few months ago, and a lady came and brought these little, stuffed animals that were, I think you could, like, heat them up, and they, like, warm, you know, like, with the little beads in them. So, you know, when the kids are in these situations and taken out of these situations, you know, a lot of times they need they might need clothes, backpacks, you know, things like that.

00:15:10:17 - 00:15:31:12
Tracey Goens
Something of comfort, you know. So I love that, you know, they're able to do those things. So sometimes it's just small. So small needs that people can, you know, donate some, you know, get them to buy some, you know, snacks and donate it to the facility because they are strictly nonprofit. So, you know, just there's probably a lot of small things they need that we don't even realize that would be helpful to them.

00:15:31:14 - 00:15:42:19
Nate Carver
Right. We're going to come back. I think, I, I want to I'm going to offer to do just a podcast guest with you on that, organization so we can spend a lot of time.

00:15:43:00 - 00:16:02:22
Tracey Goens
Yeah, absolutely. And I can see that director wants to come on with me, and, you know, she can, you know, have a little bit more, information. But it's a great, a great program, and it's a great cause. And like I said, they are a nonprofit. And I know she had that due to, you know, just a lot of cuts that they get a lot of grants, but some of these grants are getting cut back or they're not getting as much fun.

00:16:02:22 - 00:16:11:00
Tracey Goens
So, you know, that's the fact. And you know, their you know, their budget and stuff. So yeah, definitely any awareness and people want to get involved. Love that.

00:16:11:02 - 00:16:18:20
Nate Carver
Yeah. We'll definitely I'll get that on the calendar for sure. Until we can do to put the spotlight on. Yeah. And then the other one you did is vocal.

00:16:18:22 - 00:16:40:01
Tracey Goens
Yeah. That is something that's really, near and dear to my heart. Almost 18 years ago, my father was murdered. Horrible thing. We'll talk about that later. But anyway. But after that happened, I realized being a victim of crime, you know, you're just you're on the other side of the thing, you know, and just you really don't know what to expect.

00:16:40:03 - 00:16:59:16
Tracey Goens
You know, you got a prosecutor that works for the county. That's your lawyer, so to speak. But, you know, they have a victim service officer that will kind of help you and hold your hand through it. But, you know, as you know, every day there's something somewhere horrible happened. And so as we are able to meet these people and connect to these people, were able to, you know, explain the process.

00:16:59:16 - 00:17:14:12
Tracey Goens
I mean, I've had people reach out that, you know, couldn't afford gas money to get to court, you know, because the crime may not have they may not live right here. They might live, they might have been down here on vacation or something happened to their kid or something, and they've got to come from a couple counties away.

00:17:14:12 - 00:17:30:22
Tracey Goens
So, you know, there's gas they need sometimes, you know, they're up there for a week at a time when you're at court, you've got to go eat. You know, you got to go to somewhere and get something to eat. So, you know financially that burden on them, they may be on for a while. They're doing this. So financially we try to provide some assistance.

00:17:30:22 - 00:17:50:08
Tracey Goens
And then a lot of times we'll go to court with them and sit with them in the courtroom and then just, you know, help, you know, with some counseling sometimes and just different things and just, we do a candlelight vigil that's coming up, and I can get you the details on that, but, just, you know, being a support for people, and it's just it's a horrible thing.

00:17:50:08 - 00:18:00:20
Tracey Goens
But, you know, if I can do something good out of this to help others, I feel like, you know, help one person, and I'm shining the light for my dad to make a difference in other people's lives.

00:18:00:22 - 00:18:35:09
Nate Carver
Bless you. Yeah. That's wonderful. That you're doing that, Well, we can we got we got two we're going to talk about. We'll let do something with both of those. Okay. Yeah, absolutely. So what, we'll shift gears a little bit again. Really? This, this little we got here on the conversation with. So what are you, your borrowers, any advice that your borrowers, your clients looking to get a home, buy a home?

00:18:35:09 - 00:18:42:18
Nate Carver
What kind of advice would you give them? That you would think would help them immensely in your area?

00:18:42:20 - 00:18:57:22
Tracey Goens
Well, I mean, I think the first thing they need to do is, you know, have found a real estate agent that you trust, you know, and then the first thing I'm going to do is make sure they have talked to a lender because they'll say, oh, I want my payments there. So, you know, what are the interest rates?

00:18:57:22 - 00:19:12:19
Tracey Goens
And I said, look, I'm not a, you know, mortgage person. That's why we get a mortgage person. But if they sit down with a mortgage person and they know their income to debt ratio, what their budget is, because I said, you know, you may qualify for more than you think, you know, and then they can, you know, or find the interest rates down.

00:19:12:19 - 00:19:38:17
Tracey Goens
There's a lot of things that a lender can help them with. And then once I know, like what kind of partner here, hey, 300,000 is our budget. We can go and look and then we know if we need closing calls and things like that, but they don't know. And then also insurance is a big thing, you know, with hurricanes and wind and all that, if they're not aware about that and then if they buy a property that's in a homeowner's association, you know, sometimes those those HOA fees and like some of these condos and stuff have gone up.

00:19:38:18 - 00:19:55:01
Tracey Goens
Well, they need to factor that into their payments. So it's kind of an education process because I'll tell my clients, a lot of times there's never a stupid question because they'll text, oh, this is a stupid question. I'm like, no, it's not a stupid question because I said, I do this every day, just like you do. So they don't know.

00:19:55:02 - 00:20:11:19
Tracey Goens
We don't know. They don't know what they don't know. And if they're thinking that, they need to ask us. And I think the biggest thing I see is they don't understand what they're doing and why they're doing it. If you ask for documents, why is this lender asking me, you know, hey, we have to, you know, find what you did, your taxes or your student loans or whatever it is.

00:20:11:23 - 00:20:32:00
Tracey Goens
And I said, you know, but if you explain what you're doing, then they're like, oh, okay, I can get this. But when people don't understand what they're doing, then they're just like, well, that's stupid. Why do they need that? But if you explain, they're like, okay, I understand this and they understand. And I think they built confidence in you more that they trust you, that you're going to help them get there through the process.

00:20:32:02 - 00:20:52:12
Nate Carver
You're right. Yeah, I tell I tell them, but, they get to me as a lender, you know, I tell them, you know, usually almost always they have a real estate agent at that time. And so you, the real estate agent and me, the lender, are their advocates? Yes. And we you know, you're the expert in finding the right home.

00:20:52:12 - 00:21:17:24
Nate Carver
I'm the expert in finding the right mortgage program and all the moneys that go with that and all of that good stuff. And, you know, they're the expert in their own lives, their families, in their own careers. And so I'm like, let us be your advocate. We're here for you. We're here to do this piece of your life for you so that it can be as chaos free as possible.

00:21:18:01 - 00:21:25:14
Nate Carver
And, and enjoyable. You know, you can a buying a home can and is often supposed to be a very enjoyable experience.

00:21:25:14 - 00:21:42:18
Tracey Goens
And so yes, it is. And I've heard, you know, this was the best experience ever. And then I've had some that, you know, came in with their own lenders when they came in, you know, they were like, this is, you know, they felt so stressed out and everything. And I, you know, I apologize and said, look, you know, sometimes there's a piece of the puzzle I can't help with.

00:21:42:23 - 00:22:03:19
Tracey Goens
We're kind of stuck with it. But if we communicate, I think communication feeds because if there's things going on on my end, if I'm communicating with you, you know, and then we let the client know we're all like I said, I feel like we're a team, you know? Yeah. I love the fact when everybody, you know, if something's going on with them, if they let us know, then we can all work together versus, oh, would've known this.

00:22:03:21 - 00:22:09:06
Tracey Goens
We could have addressed this differently or proceeded different and made things a little bit easier for everybody.

00:22:09:08 - 00:22:38:12
Nate Carver
Right. You know, you're we we want them to get a home. You know, we, that's, that's our that's why we're here is to help facilitate that. And then, you know, that we also want to protect them in their home and protect their income and, and their future, their future finances and well-being. So, yeah, good, good, good explanations help calm all of that in keep them excited about the process.

00:22:38:12 - 00:22:43:18
Nate Carver
It's oh, well, they're gonna be excited about the house period. The process. No knowing it's.

00:22:43:18 - 00:22:49:05
Tracey Goens
Yeah. Yeah. They just want they just want to get to the end result in this. There's there's a few steps we have to go through.

00:22:49:07 - 00:23:13:12
Nate Carver
Yeah. Years is the sexy part. You get to the house, you know the the documents and numbers part. It's the burden I get to bear. So it's all right. So. Well that's awesome.
