Well, I got into home inspection because I've been in construction just about all my life. My late 70s, my dad, my brother were building homes. I kind of got into it there, you know, with the big boys. So they. Well, when I went back to the oil field, moved up to Dallas and just kind of went into different things, apartment maintenance, put myself through an Hvac school.

Worked in sales, taught for Job Corps for 16 years for building construction technology. And, then one day, it was the the political side of job coaches getting to me. And so I just said, you know, it's time to find something else. And my wife said, why don't you go looking at home inspections? Because I'll let her tell you a story about when we moved in our house.

Well, we had our inspection done. And then after we finished, we wrote the inspector a check and went through everything he was doing. And as we were leaving, I looked at him and I said, you could do this. This is like everything you know and everything you do. And he just looked at me and I could just see this light bulb going on in his brain.

And so he immediately, I mean, immediately, as soon as we got moved in and settled, started looking at the classes and the licensing qualifications, we had a little bit of an inheritance that we received. So when he left Job Corps, we were able to start our business on a good footing. And, he's just kind of built from there.

13 years on nice. 13 years. So for homeowners, I'm curious what kind of, what things do you do you see that really stand out there? Kind of typical in the area that you service that you see quite often that might be able to be mitigated prior to a home inspector coming up to that property.

Everything is so advanced now. I mean, everything's each house is different. Everybody thinks it. You know, when you go into a home inspection, it says everything's the same. Now. Each house is different. One of the, you know, biggest things, you know, is a lot of people have the, sense of, I have a brand new home, so I don't need an inspection.

Well, now, that's not true. You know, builders and build. I work very closely with a lot of builders. And the problem is, when these builders have so many houses, they're trying to watch over, the quality control sometimes slips by. And so I just tell them I'm just a second set of eyes for them, that we we're all taking care of our same customer.

So I see things like little things like maybe the water orientations of the sinks or backwards, you know, hops on the left or right or, you know, are they forgot to I did one, one time where they forgot to hook the drain up under a tab, and we flooded the top of, upstairs. But, you know, it's better to find it there than when people move in, little things, you know, electrical plugs are not hooked up. Gas fans are not hooked up in the attic going all the way out. So they're, you know, venting, carbon monoxide into the attic.

I saw one one time where I went into a dry, laundry room, and I started looking for the dryer vent. I couldn't find it. Right. Just sheet rock. Right over.

Found out it was there. But, you know, and it's these little things that, you know, you want to find for your your fire, for my customers before they move in. Because I tell them I want them to be happy when they move in. Yeah. I don't want to have all these contractors coming in after it's over with, you know, after they're trying to get settled in, then they have to uproot themselves again and have contractors in.

Vaguely that's that's a daily, daily thing. He comes in, I would say the, the ones that stand out in my mind because I hear the stories when he gets home. Is they brand new house? I was, you know, $750,000. The brick was falling off the exterior of the house and the windows, same house. The windows were installed backwards so you couldn't open them unless you were standing outside the house.

So the inspection doesn't terminate a contract. You know, you know, homeowners or buyers, they find a house. They love the inspections designed to protect them and the sellers, for that matter. But it's not the end. It's not the end of a contract. If the windows are installed backwards, it's an opportunity for the owners to correct it or come back and renegotiate the purchase contract.

Right. And so that you're not having to deal with the mess after the fact when you've moved in. Right? You got kids and you got boxes to unbox and curtains to hang and find out your windows are backwards. Yeah, well.

If this concern in me is going to concern my client, and what I want to do is I want a lot of people think that a home inspection is a pass or fail. Inspection is not. I just tell my clients what I do is I give them all the information I can, can make a fully good judgment decision.

If they want to go further with this transaction. That way they don't get caught with these, you know, how do you do these, right? You know, when they move and go, oh, how did this happen? You know what happened here? You know, we try to catch those and we you know, I never say we can't. We're going to see everything in a home.

When inspectors say they were going to catch everything, I don't blame. We're looking for those big problems. You know, any little problems, especially those big problems, is going to uproot your life. What you move in our right college, you lost money.

Now you've got experience, in history with Hvac. Yes. So, how how has that played into your home inspection? I, I would think personally, I would think that would set you above way above other, other home inspectors.

There's not a lot it does. It does help a lot in the, understanding of the system and how it works. Especially explaining to the, client if there is a problem, you know, you'd be able to explain to them this is something it really needs to be adjusted now or, you know, is it something that, you know, it's not really that bad, but, fortunately, Texas real estate track has a lot of guidelines.

So a lot of things that as inspectors, what we do is visually. So everything we do is visual temperature and just you're looking at it, they don't let us, you know, put gauges on the systems and things like that. But when we do our temperatures across the coils, you know, we know about, we can get 98%, 99% sure if that system is working correctly.

And I can tell you, Jim is very. Particular about HVAD systems because he's, you know, got so much experience in it to where when we put in our new system last year, he took off work so he could supervise the company and the installers to make sure everything was exactly the way he wanted it.

Oh, it wasn't Collin County. I'd say two years after I or we started our business, I was elected as the chairman of the Collin County Inspectors Committee. And so, you know, that was, a two year run right there. And we had inspectors meetings, you know, once a month. And so I was over charge of, running the inspections, helping with training other inspectors, did a lot of, talking with the realtors, you know, education, things like that.

That was a lot of fun. And I think that really helped me, set me up for continuing in my business, because it gave me a lot more in and a lot more confidence.

Now, what I do now is, I'm, I was newly elected as the educational director for the South chapter two CPA, which is called the Texas Professional Real Estate Inspectors Association. Just another professional organization. I do I'm the educational director, so I set up the training classes once a month, and we have anywhere between 15, 15 to 2025 inspectors each month.

And one of the biggest things I like about that, Eric, is that situation is I'm going to, steal a pun from one of my fellow inspectors is we always say we're not competitors, we're colleagues.

Something I want to insert here was I think one of the things that really set Jim apart is he spent 16 years teaching construction technology to disadvantaged kids at John Point in McKinney. And I was a realtor, Keller Williams, for 12 years in McKinney. And so when I was a realtor, I tried to talk him into becoming a realtor as well.

And he did get his license as a realtor, just didn't have the motivation to go that route. So he kind of stepped back. But he got that education, and was licensed as a realtor. So it kind of gives him a little extra insight as to what buyers and sellers are looking for and wanting and expecting it. Also, he has the personality and the experience and the knowledge that he really enjoys talking to people when he finishes their inspection.

What we do normally is we do this correction for a certain period of time, and then he spends at least an hour going over his verbal findings with the client, explaining things to him, answering questions, walking through the house. And he explains it in a way that is very simple for them, and doesn't use a lot of high volume phrases and tries to get them to understand the functioning of their house and how it should function.

Walk us through the process. So they they just signed a contract with the real estate agent. They're about to buy a home that takes about 30 days plus or minus.

So on the phone when I'm in the field, very rarely do I have to my phone, you know, roll over to Joey. So when a phone calls to her, this is the first step of the home, back and home inspection process.

I I'm on the, basically what happens is when a contract is executed, that means all parties signed and dated. The option period starts, the option period start at midnight the day of signing. So if you have a seven day option period, you start counting the next day. Okay. The first thing you want to do that first day is find a home inspector.

If you don't call us, call somebody. Get that home inspected because you're looking at what is probably the largest investment of your life. It only makes sense that you'd want to have somebody looked at it, who has the expertise to tell you if you have any red flags with that purchase. And so what we do, as soon as you call us, we set up the appointment.

We have a little bit of paperwork. We do. We schedule it as soon as possible because you want to have that done as soon as possible. Within your option period. In case there are issues that come up, you have time to get that to the realtor. And we do send the report to the realtor or the builder, as well as the client, and you can go over that.

And if there's any issues, you can negotiate that or get them repaired, or do whatever your realtor thinks and you think is the best option for you. And then once that scared, that's done, if you have any questions, you can call Jim again. But that that first day after you sign the contract and it is executed, that is an important day.

Find your inspector, get them on that inspection, get it scheduled. Will you notify the seller to let them know that there's going to be an inspection on that house? We have to have all the utilities on. If it's occupied, the occupants and the owners need to know what we're going to be doing when we're going to be there.

The animals have to be put up safely so they don't escape or harm the inspector or the buyers when they show up. So there's a lot of little components. I take care of that part of it. Jim does the hard work when he goes out. Does the actual inspection.

Say, I think that's backwards. I think she does the hard work. Not easy. But but then after she gets that, we have the home, scheduled, then I go and depending on the home, I spend a, my minimum is a three hour inspection on any house. I've set a minimum of three hours. Now, that's anything generally under around 3000ft².

Anything larger than that? I'm gonna put in some more time just because I need more time to look at it. But it's a three hour, say, a normal inspection under 3000 square foot would be a three for a three hour inspection of the home itself to include all the exterior sprinklers, attic roof, all the interior. I run the sprinklers, I check garage doors.

I check every door draw, electrical plug, window socket. You, you know, run all your appliances. So it's pretty thorough. You know, I try to look at everything. I tell everybody that's, you know, once I get inside the house, I just get nosy. I just look at everything. I want to make sure it works and we'll make sure it's functioning correctly.

It's working smoothly. And then, like I said on that last hour, then we give the inspection over to the, Well, I do a verbal inspection, oversee with my clients on my tablet, and if there's any questions, we'll walk them over and show them right there. I'm seeing a lot of the homes that a lot of homes are stepping up their game state website, so to speak. Maybe some of the smaller and builders at one time are now upping their game to include. Better items or more updated items. I'm seeing better upgrades. I'm seeing a lot more, blown foam now. A lot of laundry going to the attic.

Foam. I'm seeing a lot of homes going to, upgraded. You know, of course, codes and all have changed. All the electrical systems are being upgraded now. You know, I'm seeing a lot more, sounds systems in homes, you know, smart homes. So you're seeing it is taken up by step in their game because, like you said, it is, is a hot market.

Yeah. They are, are you when you finish your home inspection, are you doing any kind of coaching with realtors on what to do with that home inspection in case there's issues? Do you walk the realtors through that and options for them because they have to ostensibly go back to the buyers and the listing agent and, and hopefully cobble together a new, a new contract or some negotiation opportunities there.

Many times the realtors are there with my home buyers. So I go to the report with both, okay. And even if they're not, I always tell them even when I talk to them individually or on the phone, if they have any questions, just please call me. You know, I will walk them through it. I can't tell them what to do or how to do it, but I can say, you know, I, I recommend that this be down or this be looked at, but it's really nice when I rehab the client and the agent there also because I can answer all questions right there and, you know, agents.

They have their own. They have a whole different set of skills. And they do things that I don't have to do. And so a lot of times I'm answer quick, you know, I'll tell them this. And they say, you know, I didn't know that. When did that happen. When did that happen? Like two years ago. We're going to explain things to them. But the other thing that we do is we offer a discount. When a realtor refers a client to us, we give them, if they tell us this realtor referred me, we just give them a discount for that realtor referral to help, you know, encourage the realtor to use us.

We get relapses every two years, okay? And every two years we have to go back and have or we have to have 20, 28 hours. I think the trick continual education. That's good. After a year and then I have to reapply for my license. Get that. I'm a member of that. That's another 32 hours of, training that I do each year. On top of trick. So right now I'm, I'm close to pushing close to 1000 hours of training so far. What are more but a lot of things is that people I have to understand that a a home inspector is not a code enforcer.

We're not code inspectors. Now, we read a lot of code. We know a lot of code, but unfortunately, it's what I tell my clients when I go to a home.
